There’s military flyover salutes all up and down the coast while you’re soaking up the sun. A great place to view multiple fireworks displays is the Uncle Sam Jam at the Mt P Pier at 7pm. The City of N Charleston festival begins at 3pm at Riverfront Park.

Charleston Week 6/27 Recap

All areas were pretty strong except Johns Island. Prices were very good all over. Mt P and James Island continue to be well over $200/sqft.
West Ashley is consistently over $150/sqft. N Chas and the Summerville/Goose Creek areas are usually above $120/sqft
We are consistently seeing about 15-20 each week over $1M.
We do have people leaving the area because of congestion. We are a victim of our own success. 15 years ago, most people didn't hear much about Charleston.

Year to date, 2019 is down about 4.3% in number of transactions from 2018. But the fall of 2018 was a bit slow, so we expect 2019 to catch up. 2019 is up 3.7% YTD over 2018 in terms of median sales price. Median sales price is now at $275k. The median sales price in Mt Pleasant South of the IOP connector is up 7.7% YTD over 2018. Median sales price so far there this year has been $505k.The 2 major Summerville areas are up about 10% YTD in terms of median sales price over 2018. Year to date, the number of transactions is almost identical to the same 2017 period. Median sales price is up 7.1% to an all time high of $272k. So, the real estate market here is one of the best in the US. Through the first half of the year, we are up 17.5% in number of transactions over the same time period from 2014. We will easily sell over 14k homes this year and it will be the 3rd most active year ever. Meanwhile, prices are rising, but at a nice sustainable rate. Our median sales price is only up 3.3% over the same period from 2014. We now have a median sales price over $230k and that is the highest ever.
